A Few Hints for Swifter Turn Times

The appraisal profession is evolving constantly. On a regular basis, it seems, appraisers are asked to supply extra information or have steps added to their research. All of this is to ensure their client gets the best data possible. To keep up with the constantly changing requirements, Virtich Real Estate Appraisal is continuously testing new tools and tweaking processes to increase efficiency so we can do more work for quickly. At Virtich Real Estate Appraisal we know that time is important to everybody, so we've listed a couple of things you can do to trim turn times on any appraisals ordered from Virtich Real Estate Appraisal.

Are you ordering appraisals online?
When you order online, you get automatic e-mail acknowledgements that the order was received, and fast, secure .PDF format report delivery. This tip alone will save the most time! We don't have to re-key information from a fax, and you don't have to wonder whether the order was received.
Make sure that the subject property data is accurate and complete.
Having just one number incorrect on the street address can really unnecessarily slow down an appraisal assignment. Unique identifiers like a tax parcel number, plat map number, or subdivision name are great data to pass long with your assignment. We even welcome lists of recent sales from the area — though be advised that professional appraisers are lawfully required to do their own due diligence on comparable sales, and ours may differ from yours.

You're always free to contact us if you have any questions about your property or an assignment we're working on for you.

Be sure to tell us about the property's unique characteristics.
Cookie-cutter homes are relatively easy to appraise. What takes time is analyzing how unique details add to or detract from what otherwise would be a property's market value. At the time you order your report, be sure to let us know if there are unique details of the home or surrounding area -- for example, it's had a recent addition constructed, it's subject to zoning restrictions, it's prone to flooding. While these are things that we will find out on our own, knowing them sooner will likely make your report arrive sooner.
Let the homeowner know what to expect.
One of the most inefficient parts of the appraisal process is confirming an inspection date with the homeowner. We understand that a homeowner may be uncomfortable with an outsider inspecting every corner of their home, taking photos, and making copious notes. Under the belief that it will increase the appraised value, many homeowners feel they must make the place spotless before the appraiser comes by. So they reschedule the inspection until it is cleaned.

Hearing it directly from you -- someone they are working with on their loan -- some information about the appraisal process, who we are, and especially that dusting and polishing won't make it more likely their sale will close, and likely decrease the time it takes to inspect a home. Our website has lots of pages of relevant information about the appraisal process for homeowners. Please feel free to share it with your clients. Have them call us if they want to familiarize themselves with the staff and our services. And tell them it's to their advantage to set the appointment without delay!
Easily track the status of your report on our website.
No more phone and fax tag. Up-to-the-minute status updates are available online, anytime, 24/7. As each important milestone in an assignment is completed, that information can be viewed instantly online. There's no easier way to track your report's status.
